Renting with Pets

A Guide For Prospective Tenants

It's not always easy to find pet-friendly rental accommodation. Here are some suggestions on how to get the landlord to say "yes" to renting to you and your pet.

 

When looking for accommodation

Work hard. Looking for the perfect pet-friendly accommodation can take a little extra effort. Ask your veterinarian if they know of any pet-friendly buildings in the area. Look for buildings that have established a Pet Policy, they will be more likely to understand the special needs of you and your pet.

 

At the rental interview

Be prepared. Ask if you can bring your pet, and mention anything that makes them a good "tenant". Give references from neighbours or previous landlords. You may even want to provide a "pet resume".

 

Give examples - of your pet's good behaviour and your responsible ownership. Mention obedience school or other special training your pet might have and any humane societies or other animal-friendly organizations you belong to.

 

Listen - to the concerns of the landlord. Make sure you have a firm understanding of the rules and regulations of the building and the consequences of not following them. If the building has a Pet Policy, read it carefully, sign it and keep a copy. If it is part of your rental agreement, your tenancy may be terminated if you break it.

 

After moving in

Your pet may take some time to adjust to their new surroundings. Let them explore and get settled in before introducing any other new experiences.

 

Be friendly. Invite your landlord to come visit your pet(s) and see how they are adjusting to their new surroundings.

 

Be responsible. Always clean up after your pet and keep your pet under control. Plan for appropriate daily exercise and attention. Make arrangements for the care of your pet if you go away without it.

 

Enjoy. Let people know how much you enjoy having a pet and they will want to share that with you. Let your pet interact with your neighbours (if they get along!), but always keep your pet under control.

 

Many of the characteristics of being a responsible pet owner are the same characteristics found in good tenants. Practice being both and you will have a long-lasting, positive relationship with your landlord.
